Contractor’s All Risks Insurance
For large-scale estate renovation and maintenance projects, construction contracts typically specify the need to purchase “Contractor’s All Risks Insurance,” which mainly consists of two parts:
1. Material Damage Insurance:
- Covers property loss or damage to construction, renovation, or maintenance materials at the construction site due to accidental events such as fire, flood, etc., e.g., damage to building materials, decorative materials, flooring, wallpaper, sanitary ware, etc.
- Sum insured depends on the project cost.
2. Third-Party Liability Insurance:
- Protects contractors, subcontractors, owners, or tenants from legal liability arising from negligence causing third-party personal injury or property damage.
- Sum insured depends on the project scale; professional consultants provide recommendations, with the Owners’ Corporation making the final decision.
- Current major renovation projects in Hong Kong typically purchase coverage ranging from HKD 30 million to HKD 60 million.
Fire Insurance
Fire insurance covers funds needed for repairing or even rebuilding building structures damaged by accidental events such as fire, flood, etc.
Generally, when owners arrange mortgages for properties, banks require them to purchase fire insurance to protect the mortgaged property, hence many refer to it as mortgage fire insurance.
Home Contents Insurance
Home insurance covers household contents within the insured property that are lost, destroyed, or damaged due to accidents, including furniture, appliances, clothing, valuables, and interior decorations.
- Some home contents insurance policies cover accommodation expenses (e.g., hotel costs) if the residence becomes uninhabitable due to an insured event, reimbursed based on actual expenses.
- Some insurance companies provide advance claim payments to home insurance customers affected by fire for emergency use.
- Some company policies provide accidental death coverage, offering a lump-sum cash payment.
- Regarding loss of household contents, as it’s currently impossible to enter the disaster site to estimate losses, residents with home contents insurance are advised to first contact their insurance company for filing.
Domestic Helper Insurance
Statutory Employees’ Compensation Insurance and/or medical and personal accident coverage, etc.
- For Employees’ Compensation Insurance, if a domestic helper unfortunately passes away in the incident, the employer must bear compensation as stipulated by the Employees’ Compensation Ordinance.
- If the employer purchases comprehensive domestic helper insurance, besides labor insurance coverage, the policy also covers repatriation of remains to the country of origin; personal accident compensation, domestic helper’s property protection, and allowance for hiring a replacement domestic helper.
- If a domestic helper’s death is confirmed, the employer can contact the insurance company as soon as possible to arrange claims.
- If the employer also unfortunately passes away, the employer’s lawful estate administrator can file claims according to the insurance policy.
Please note: Lawful claimants should notify the insurance company within 30 days of the incident.
